Building Services Manager
About this Role:
Experienced Building Services Manager required by the Reading office of this busy national main contractor.
The role is to manage both preconstruction and on site delivery plus commissioning stages of the building services installations for multiple new builds and some refurbishment projects in the Thames Valley region, covering M4/M3 corridors.
You will be responsible for MEP services installation for various schemes, from preconstruction stages including input to tenders, attending client tender interviews and second stage design development, including review of design specifications, value engineering and clash detection, selection of sub-contractors, input to procurement, programming of works, technical support during the installation on site, QA, issue resolution, commissioning, handover and defects period.
The role will involve working between office and site as required, predominantly site based on individual schemes, or working between 2-3 small to medium schemes and liaising closely with the site teams.
Typically you will have responsibility for each of your projects throughout the process.
Initially you will be working on a large new build office development in Watford, and a smaller office refurbishment project in Weybridge, with the scope to develop into a larger scheme for the client.
About the Company/Client/Project:
The main contractor is the Reading regional office of a leading main contractor, with experience and a proven track record in the delivery of new build and refurbishment schemes in the education – schools and universities, local authority, leisure, student accommodation, defence, industrial and commercial sectors.
Pipeline of work for 2020/21 include several framework schools, commercial offices, leisure centres, etc, Turnover is on average £75m to £85m.
Projects range in build value from £5m to £30m, and are located predominantly in the Thames Valley areas, and secured on a combination of national and regional frameworks, competitive tenders and negotiated work for repeat clients.
Requirements including certificates and qualifications:
Ideally from a Project Engineer / Project Manager / Contracts Manager background with an M&E sub-contractor, and/or with experience in the role as BSM for a top twenty Main Contractor, you will possess excellent technical knowledge, commercial and contractual awareness, communication and negotiation skills, strong planning and problem solving ability, initiative and a positive approach.
