About this Role:
You will be working on 2 parcels - Q parcel which is low rise, 5 blocks of steel frame, 114 units and U2 parcel is low rise, 79 units with masonry features.
You must be able to demonstrate strong attention to detail and produce accurate work.
Must have RC frame/steel experience and knowledge of the Residential Development market.
Carry out accurate build cost assessments of acquired land; maintain budget control throughout development; and manage cost overruns within tolerance levels.
Accurate costing and preparation of budgets for each aspect of site development.
Analyse and report on costs and cash flow vs budget using the technical support systems.
Contribute to the conceptual designs/options for the determination of site values?
Undertake accurate viability/feasibility studies to support decision-making in site acquisition and development.
Prepare tenders and procure sub-contractors, goods and materials, using Group Tender procedures where appropriate.
Evaluate and agree variations and instructions.
Liaise with site personnel and subcontractors in order to maximise productivity.
Use a payments system for the payment of sub-contractors and the supply of goods and materials in line with Group policy and procedures.
Promote and act in accordance with Group values, systems, policies and procedures.

Requirements including certificates and qualifications:
Solid Assistant experience in a main contractor or housebuilder.
The identification & procurement of suitable sub-contractors.
The negotiation & letting of subcontracts within required timescales.
Providing the cost-data feedback to Divisional Estimating Department.
Administration & management of the financial aspects of the development.
Reviewing and forecasting the latest cost estimates and reporting
The relationships with external employers such as Housing Associations undertaking valuations, cash flow forecasts, obtaining warranties, etc.
Assist at all times in maintaining a safe working environment within Company workplaces and applying the Company’s Health & Safety Policy for their own, their colleagues, third parties and the public’s benefit.
This demanding, challenging yet highly rewarding role will be responsible for ensuring timely & accurate cost management, dealing with contractual issues & procurement & payment of sub-contractors for complex large volume development projects from pre-operational stage through to final account settlement.
The post holder will be representing the Commercial Department in a Surveying capacity and such must develop a good working relationship with the Divisions other disciplines & Departments & Head Office personnel.
In addition to working alongside Divisional based colleagues on a daily basis the post holder will be required to develop a good rapport with staff in the operating business & external consultants and have the ability to manage confidential & sometimes sensitive information in an appropriate and professional manner at all times.
You will attend meetings / conferences / training events which may be held at a different office & may from time to time involve an overnight stay.
Be commercially aware with analytical & proactive approach towards problem solving and be capable of working in a team orientated environment.
The ideal candidate must be capable of taking ownership of their continued learning & development with regard to matters that effect the performance of the post holder ie IT, contract & statutory legislation, etc both within the internal & external environment.
Degree qualified is preferred but not essential with directly relevant experience being the defining factor.
You will be able to demonstrate a proven track record of your successes.
